Owen Thindwa & Associates Quantity Surveyors is a 100% black owned company established in 1987. The firm’s directors have a long history of public & private sector work over a broad spectrum of building types. As shown on the organogram, Tshepo Ngubane, the Principal and registered professional quantity surveyor and team leader has practised for more than 10 years, supported by highly skilled and technical quantity surveyors. The firm has sophisticated documentation techniques capable of responding timeously to client queries namely, WinQS – a software for measuring bills of quantities in our computers; and Dimension X – a software for taking off quantities from drawings.

Quality Assurance

Appropriate management and administrative techniques are used to ensure the highest possible standard of both the completed building and the service provided to achieve this .

The team will use well-integrated computer based systems for the preparation of all documentation.

To offer Clients a proactive and an involved team player to achieve the best outcome for the client with the management of all contractual aspects including setting of a realistic budget and the ability to manage the budget to completion and final account.

We take part in the initial stages of a project to assist with setting realistic budgets and options for the client to proceed with the project. Once the budget is set we deal with all contractual issues related to the construction of the project by tendering and carefully analysing the tenders and advise and recommend the right contractor for the works. During construction we manage the monthly cash flows and updated cost reporting up to final

account, payment certification and final account settlement.

We also assist contractors with tender document compilation, tender pricing, contractual claims & advise, payment certificates, re- measurement of drawings, site measurements and settling final accounts with clients amongst various cost saving benefits which can be derived from our services.

Services

The services provided by the firm for both Building and Civil Engineering Projects in both the public and private sectors include:

  • Provision of practical advice on the likely cost of a building project
  • Provision of advice on the comparative costs of alternative layouts or designs, materials, components and methods of construction
    Assessment of construction time and production of estimates of future maintenance and operating costs
  • Preparation of realistic budget of a building project or scheme and a cost plan showing the distribution of costs over the various elements
  • Preparation of cost analysis
  • Provision of financial management for projects and a cost consultancy service to Client and designer during the whole construction process
  • Preparation of bills of quantities, specifications and other tender documentation and, where appropriate, negotiate contracts with Contractors
  • Provision of frank, sound and practical advice on contractor selection Preparation of contract documents for signature by Client/Employer and Contractor
  • Preparation of project cash flows
  • Preparation of forecasts of final costs and interim valuations for payments to Contractor as work proceeds
  • Measurement and valuation of variations in the construction work during the contract
  • Preparation and agreement of the contractor’s final account
  • Assessment and evaluate construction claims and ensure that the employer is receiving value for money and the contractor is paid a fair and reasonable price for the work that he undertakes

The methodology is founded on an understanding, developed over many years, of the processes of physical planning and of designing and documenting buildings. It describes the basis of our work method and the method of work itself. It is informed by the following:

Synthesizing and testing both building design and cost planning models to establish the optimum to fit to the Client’s brief.

Task analysis and co-ordination

The work is analysed on a task basis with a clear hierarchy of tasks and sub-tasks allocated at the various team members and co-ordinated to ensure simultaneity and integration.

ENVIRONMENTAL & SAFETY PLAN

Owen Thindwa & Associates Quantity Surveyors is a consulting firm and adherers to the health & safety protocols instilled by the civil/ building contractors on site.

All field quantity surveyors are inducted and undergo medicals yearly as required by the client before they go to site.

We operate in terms of the environmental and health & safety requirements proposed to us by main contractors as we are not specialists on that field and our services rendered do not usually expose our employees to high risk situations. Should we be required to provide our own health & safety file, this can be done at no cost to the client.
